Upgrading a new villa isn't the same as repairing an old one
In an older community, our job is usually to save something. In Dubai Hills it's the opposite: the villa is new and sound, and the question is how to get more out of it. Developer fit-out is built to a specification that has to suit every buyer — so it's competent, generic, and rarely uses the space properly. A master wardrobe with one rail in a room that could take a walk-in. An understair void with nothing in it. A kitchen with no island in a room designed for one.
That means the honest advice here is different too. We're not going to tell you to repair what's already fine. We'll tell you where the developer left value on the table, what it costs to claim it, and — just as often — where the standard spec is genuinely good enough and your money is better spent elsewhere in the villa.

Is it worth upgrading a brand-new Emaar kitchen?
Sometimes — and sometimes not. Developer kitchens are competent but built to a price. Adding an island, tall units or better hardware often gives the biggest gain without a full rebuild. We'll tell you honestly which your kitchen needs at the free site visit.
Can you fit out the understair space and laundry?

It's new, it's affluent, and it's still handing over. That produces work you don't get in older communities: not repairs, but upgrades. Owners moving into a brand-new villa and immediately replacing the standard-spec wardrobe interiors, adding storage the developer left out, and rebuilding kitchens that were finished to a price.
Whatever the job, the rate is the same as anywhere else in Dubai — there's no Dubai Hills premium.
