Why older stock changes the answer

Al Barsha villas have age on them, and that changes what we recommend. In a new building, a broken cupboard usually means a faulty part. In a twenty-year-old Barsha villa, it usually means timber that has moved through two decades of heat and air-conditioning — which is repairable, and often better built than what you'd replace it with.

So our default answer here leans harder toward repair and refit than in the newer communities. Kitchen carcasses from the original build are frequently sound enough to take new doors. Solid wardrobes are worth rebuilding. Furniture is worth polishing. We'll tell you honestly when something has genuinely reached the end — but in Al Barsha, that's rarer than people expect.

Probably not. Twenty years of Dubai heat and AC moves timber. Doors drop, cupboards swell, drawers catch. It's age, it's normal, and it's nearly all repairable at low cost.

Al Barsha South runs to apartment buildings, and Barsha Heights (Tecom) is largely commercial. Because the villa stock here has age on it, Al Barsha gives us more refit and restoration work than the newer communities: kitchens that have done their time, wardrobes worth rebuilding rather than replacing, and doors that have moved over two decades.
